Under-utilised land in iconic St Kilda location acquired for urban renewal project offering choice, personalisation and luxurious living.

Consumers looking for choice, customisation and luxury in apartment living can now register their interest for a unique urban renewal project, in a sought-after location at the junction of five popular inner-city precincts in Melbourne.

In a highly visible location surrounded by Melbourne’s most vibrant and lively neighbourhoods in St Kilda, St Kilda East, Albert Park, Windsor and Prahran, One Wellington is a joint venture between property developer, LAS Group Developments and real estate investment firm, Qualitas. The site has been acquired, with approved plans and permits, by the team who recently completed The Fawkner Residences at 499 St Kilda Road.

The permit allows for two towers for a mixed-used development comprising retail and residential apartments. Tower one is permitted to 25 levels, while the second tower is approved for 10. As one of the most significant developments in the area, LAS Development Group and Qualitas have made a significant investment in a site that aims to add vibrancy to one of Melbourne’s most significant junctions.

The site, located at St Kilda Junction, is approximately 2400m2 and will introduce much-needed new homes into the area, with 47 apartments in the Podium, 27 apartments in the East Tower and 126 in the West Tower.

The vision of LAS, Qualitas and award-winning design firm, K.P.D.O, was to create a collection of world-class residences for individuals who value choice and connection.

The project will transform the under-utilised site into an iconic residential development visible from much of Melbourne. Future residents will enjoy incredible, sweeping views across the city, the Bay and the Dandenongs, that can never be built out due to its unique positioning.

“Great, under-utilised sites are hard to come by, so we were thrilled to realise this opportunity and the huge potential of the site.  When we found the site for One Wellington, we went through an extensive research and design development phase, obsessing over every aspect of the project, from the site itself, to its historic and current day context and really, most importantly, how people could live there and use the space,” said Dann Smith, LAS Development Manager.

“Aside from the connected and multi-faceted location, future residents will be able to enjoy local amenities and facilities at their door step including pool, spa, sauna and gym. There are also entertainment amenities including a cinema and an elegant residents lounge,” he said.

Led by Kerry Phelan, Stephen Javens and their team of award-winning interior designers and architects, K.P.D.O designed an elegant building that will sit beautifully in the high-profile site, with intelligent, beautiful and customised internal spaces for residents to enjoy.

“We loved the challenge of working on this high visibility site. It also has wonderful exposure to the sky and the play of light from dawn to dusk, and across the seasons, so we saw an opportunity to design a building that would react to the changing colours of the sky. That was our inspiration behind the curved design,” said Stephen Javens, Director at K.P.D.O.

Unique to this development is the ability for residents to customise their apartments to their own style and taste.

Each apartment will have the ability to have a distinct look, creating real choice and flexibility to meet the evolving profiles and changing lifestyles of Melbourne’s growing population.

The building has been designed with flexibility in mind. Not only can residents customise the interiors of their apartments to their own style and taste, the design makes it easy to combine apartments together, providing even more flexibility.

“The team designed One Wellington in a way that allows apartments to be merged easily and to produce amazing floor plans that work. We gave great thought to the structure and the services required in the building, so it doesn’t inhibit this happening.  When a customer wants to put two or more apartments together, it can be done without the floor plan being heavily compromised,” said Bryce Patterson, Director at Capital Property Marketing.
